Here at Peacocks we have a fantastic opportunity for an Estate Surveyor to join our Property department. With a growing portfolio of over 700 trading stores and a forward-thinking strategy for continued expansion, this role provides critical support to the Property team. You will be responsible for negotiating lease terms and rent reviews, ensuring lease obligations are fulfilled, and collaborating with Senior Management and Directors to align property decisions with wider business objectives.
This is a fast-paced, hands-on role within a strategic Property team. You’ll gain valuable experience across a broad range of property management activities, contributing directly to the success and growth of the business.
Key Responsibilities:- Undertake the property management of a portfolio of shops
- Monitor lease key dates and undertake rent reviews and lease renewals in a timely manner
- Negotiate consents and permissions from 3rd parties (Landlords etc)
- Ensure any disputes between Landlords and Tenants are resolved promptly with the minimum disruption and cost to the business
- Liaise with other departments to resolve operational issues quickly and efficiently with the minimum disruption and cost to the business
- Ensure landlord lease obligations are met, particularly in relation to repairs
- Take responsibility for the management of non-operational premises, including vacant properties, void spaces and commercial and residential sub-tenants
- Make and implement own decisions, balancing risks against benefits for the Company’s long term financial objectives
- Challenge and monitor service charge statements and demands
- Take responsibility for securing refunds or overpayments from third parties
- Understand the commercial objectives of the company and have a flexible approach to working hours and a willingness to travel the UK
- Check invoices from Landlords to ensure accuracy, challenging where appropriate
- Develop, manage & upkeep of the property database to provide the business with a point of reference for property matters
- Report to the Head of Estates and deputise when required
- All other matters associated with the efficient property management of a portfolio of retail shops/buildings/leases
- Will have a proven track record in a similar role
- Good negotiation skills
- Good knowledge of commercial leases
- Highly commercial with a strong desire to exceed expectations
- Open to change and able to quickly adapt within a fast-paced retail business
- Ability to manage a diverse portfolio of businesses
- Previous experience in a retail environment
