This position is based in Manchester or Liverpool and is full time & permanent. CBRE are looking for an exceptional Senior Surveyor with strong property management experience to join the North Property Management Team. Based in Manchester or Liverpool you will be the lead surveyor responsible managing a portfolio of assets across various clients, both local and national, with a particular focus on city centre offices, retail and industrial logistics. It is therefore preferable that you have previous experience in managing a range of asset types and have a strong focus on client relationships and customer service. The Northern Property Management team are responsible for managing properties across a number of key clients throughout the country. Interesting and varied work across asset classes. Manage the transition of client/properties in and out of CBRE management Carry out property inspections Responsibility for taking the appropriate action in response to any legal notice received in relation to a managed property Responsibility for preparing data for client meetings Reading of leases and ensuring accurate data is maintained on the property management system Work closely with the Credit Control Team and, where appropriate, provide recommendations to clients to recover rent and other sums due under the lease terms Work with the on-site facilities teams to review and obtain approval of service charge budgets Review service charge cash flows and budgets subject to client requirements Approve service charge year end reconciliations in accordance with RICS guidelines/client instruction Take appropriate action for all forthcoming lease diary events Identify opportunities for providing additional Property Management services to clients, including placemaking and enhanced sustainability services, and provide appropriate recommendations. Be fully conversant with, and adhere to, the rules and procedures contained in the Company’s FCA Insurance Business Compliance Manual Valid UK driving licence preferred Constantly updating knowledge of legislation relating to property management Use and grow knowledge of law relating to property management in order to make recommendations to the client Be able to apply legal principles of tenant applications for consent and the processes to be followed Apply the principles of service charge management to ensure compliance with all regulatory and procedural requirements including the terms of the lease Able to use IT software such as Word, Excel and other databases To enable your success, we provide the best tools, training and leaders in the industry.
