TML are exclusively partnered with a family office in their search for a Property Asset & Facilities Manager to oversee and optimise a growing mixed-use, residential and commercial property portfolio. This role is designed to plan and manage assets in line with the client’s objectives. It is anticipated that the successful candidate will effectively combine the responsibilities of a Property & Facilities Manager and an Asset Manager, reporting directly to the stakeholders, principals, or directors as appropriate. Our client currently holds a portfolio of approximately 25 assets across the South East and wider UK, comprising roughly 60% commercial, 30% residential, and 10% development properties. This portfolio is expanding. The role is inherently diverse, offering a dynamic workload across property, facilities, and asset management functions—no two days will be the same.

Key Responsibilities for the Property Asset & Facilities Manager

  • Property Management
  • Manage the existing property portfolio using property management software.
  • Achieve financial objectives by collecting rents, paying bills, forecasting requirements, preparing annual budgets, scheduling expenditures, analysing variances, and initiating corrective actions.
  • Prepare and issue service charges where applicable.
  • Maintain properties by addressing tenant complaints, enforcing occupancy rules, inspecting vacant units, completing repairs, and planning renovations.
  • Oversee building systems by contracting maintenance services and supervising repairs.
  • Ensure compliance with statutory regulations including health & safety, planning, asbestos, EPCs, etc.
  • Maintain adequate building insurance and recover premiums where appropriate.
  • Asset Management
    • Assess the client’s current asset status, future needs, and investment goals.
    • Develop tailored asset management plans for each property.
    • Manage assets in line with the client’s investment preferences and implement agreed strategies.
    • Create, organise, and maintain client portfolios.
    • Manage both cash flow and physical assets.
    • Provide strategic advice on asset-related decisions.
    • Assess and mitigate risks associated with current assets.
    • Maximise returns and minimise losses on assets and investments.
    • Conduct in-depth market research to identify investment opportunities.
    • Monitor market trends and adjust development strategies accordingly.
    • Analyse property value trends to forecast future valuations.
    • Evaluate portfolio performance and implement necessary changes.
    • Liaise with internal and external property managers, contractors, agents, consultants, and legal professionals.
    • Appoint external consultants to negotiate lease and property renewal contracts where appropriate.
    • Collaborate with banks and valuers to ensure accurate asset valuations.
    • Oversee assets from acquisition through to disposal.

    Candidate Requirements

    • Minimum of 5 years’ experience in Property & Facilities Management and/or Asset Management.
    • Experience working client-side is highly desirable.
    • RICS qualification preferred but not essential.
    • Strategic mindset with strong analytical capabilities.
    • Excellent interpersonal and communication skills.
