The Role:
- Office based with regular travel to sites nationally
- Working hours are 8:45-5:30 (with a 4PM finish on a Friday)
As Mobilisation Manager within the build to rent team your primary focus is to ensure the successful launch and mobilisation of new BTR SFR homes & developments according to client specifications and expectations, facilitating a smooth transition to Ascend and the leasing team. The role will work closely with both Ascend, developer and the client to ensure expectations are achieved whilst ensuring all parties are in the best possible position at practical completion.
Areas of specific Responsibility include:
Pre completion- To review and understand the contractual obligations for technical service delivery.
- To lead the implementation of the mobilisation plan in line with the requirements of the contract scope and agreed processes.
- To oversee and support as required due diligence capturing noticeable points for escalation and identification of process to be raised in an agreed format.
- To prepare regular internal status reports identifying current property status, potential risks and opportunities.
- To liaise with the developer regarding any access requirements to assess property progress and report back with any notable issues that may affect takeover of the property.
- Responsible for coordinating the launch across multiple BTR SFH developments simultaneously and to ensure the relevant resource is available to meet deadlines and targets.
- Ensure that every facet of the asset, product and service must be analysed to achieve exceptional customer experience, appreciating that each scheme brings its own complexities and challenges.
- Understand that how you design and implement strategy will directly influence the onboarding to the leasing team which will in turn affect the goal of reaching stabilisation.
- Able to oversee numerous workstreams and project manage your own diary.
- Form constructive partnerships within the wider business including marketing, leasing, facilities management as well as the asset management teams within GIM.
- Have the ability to set stretched targets for yourself and communicate your expectations to ensure deadlines are consistently met.
- Create regular progress reports, deliver monthly presentations and share your launch strategy with internal teams.
- Responsible for carrying out a handover inspection of the property at completion.
- The collection of all keys, ensuring that all handover documents are in the property and that any codes or PINβs required for EV charging etc are present.
- Liaising with the Territory Manager to arrange a handover of keys following inspection.
- Manage marketing asset gathering.
Qualifications & Experience:
- Experience in the real estate sector ideally with a qualification in surveying or construction.
- Strong project management skills, with experience leading cross-functional teams and managing complex, multi-site mobilisations.
- Excellent communication, negotiation, and stakeholder management skills.
- Knowledge of property management operations, including technology systems, regulatory compliance, and resident services.
- Ability to manage multiple projects simultaneously and deliver under tight deadlines.
- Full UK driving licence β as this role will involve visiting our multiple developments across the country.
