Cosy Country Pub

The Peels Arms is a destination food pub located in the country village of Padfield on the outskirts of Glossop. A traditional British pub with quality, traditional food, it’s known as the heart of this friendly community.

Typically a 60/40 dry split, we’re looking for an operator who’s experienced in food sites and can develop the food offer whilst driving wet sales. A passionate publican who can engage with the locals, encourage new guests and retain the Peels Arms’ status as the heart of the community.

Trading Area & Facilities

Internally the pub’s main trading area is used for dining. Wooden beams and a log fireplace add to the character of this traditional country pub. The flooring has been replaced and the paintwork refreshed recently. There is a full kitchen on site to accommodate the 70 internal covers. Drinkers tend to congregate in the vault room, a separate sectioned off area.

Externally there is a beer garden to the rear, recently developed, that can comfortably accommodate 40 for those sunny days and warm nights. The Peels Arms also has a small car park but there’s plenty of roadside parking available.

Private accommodation at the Peels Arms consists of 3 bedrooms, a bathroom, separate W.C., kitchen, and large lounge.

Estimated Working Capital is an estimate of key start-up costs such as professional fees, training fee, premises license fee, F&F valuation fee & till floats. There will be additional ongoing charges payable during the term of the agreement such as property maintenance, repairs fund, SmartDispense. These costs will be outlined prior to completing a business plan and finalised at Heads of Terms.

The calculation of the Estimated Minimum Ingoing Costs assumes a minimum deposit of 1 month\’s rent and that fixtures and fittings (F&F) are rented. The subsequent deposit build up and F&F rental costs should be included in your financial assumptions in your business plan. Note that on FRI and Investment Tenancy Agreements deposits will always be 3 month\’s rent in advance and fixtures and fittings (F&F) must always be purchased. A deposit of 6 month\’s rent will be required for operators trading under a Limited Company with no Guarantors. In order to ensure a successful start-up, all applicants must have a minimum £10,000 un-borrowed funds.
