The area
Situated in the heart of Edinburgh\’s historic city centre, right on the Royal Mile, The Kilderkin offers a unique opportunity. Its strategic location near both the Scottish Parliament and Holyrood Palace draws in over 500,000 annual visitors, with Edinburgh Waverley Station a short walk away. Within a 10-minute radius, nearly 8,000 residents reside and within a 20-minutes, over 40,000 potential customers can be reached. Despite the competition, The Kilderkin stands out favourably, benefiting from proximity to key landmarks, residential areas, and student hubs.
The offer
This pub has a tried and tested food offer featuring small plates and flat breads along side crowd pleasers like burgers and steak frites. There will be a wide range of drinks featuring premium lagers, craft beers, and ales, alongside a wide selection of soft drinks, wines, and spirits. With its high street location coffee will play an important part of the offer.
This is a drinks led business but food will play an important part of the mix accounting for around 20% of the take.

The Kilderkin will be undergoing a full refurbishment, creating a more premium feel whilst retaining its traditional character. A new signage scheme will improve the pub\’s kerb appeal, driving passing trade.
