Dove & Hawk have partnered with a residential asset management company that manages a mixture of luxury, private and social housing properties within the London market. They are looking to add an experienced Block Manager to join the team in their Central London office to report into the Senior Asset Manager. This role will suit someone who can ensure the properties are maintained to a high standard by conducting management and maintenance supervision, obtaining maximum productivity, efficiency, quality of service and upholding all aspects of compliance.
Duties/Functions of the role:
- Manage multiple properties to ensure quality standards are met across all areas, including buildings, security, and health and safety.
- Oversee scheduled and emergency maintenance, making sure service providers respond promptly.
- Ensure all buildings comply with health and safety laws and internal procedures.
- Review service charge budgets and spending from external management companies for leasehold properties.
- Keep accurate records of building operations and submit monthly reports to the department head.
- Monitor and ensure timely completion of repairs identified in health and fire safety assessments.
- Supervise small construction projects and property upgrades.
- Take part in selecting and managing contracts with service providers.
- Support and guide your team in all aspects of estate management.
- Plan and manage assigned budgets while maintaining quality standards and proper documentation.
- Find ways to reduce costs by ensuring work is done efficiently and economically.
Requirements of the role:
- Experience in Block/Estate Management and understanding of all aspects of Block Management Services.
- Strong proficiency in residential block management compliance.
- Experience in Service Charge/Budget/Cost Saving management.
- Health & Safety knowledge and experience of implementing it.
- Excellent communication skills.
- Highly organised with ability to multi-task.
- IOSH, NEBOSH or ATPI Qualification would be beneficial but is not essential.
Salary Budgets: £35-45,000pa
Required working hours: Monday to Friday 9:30am-6pm
Additional benefits: 25 days holiday plus UK Bank/Public holidays, Discretionary bonus, Private Medical Insurance (Vitality), One professional membership paid per annum, Hybrid Working (3 days in the office, 2 working from home).
