The search is on for a part time Property Manager who can work Tuesday and Thursday from 9.00am to 5.30pm and every other Saturday from 9.00am to 5.00pm with an hour for lunch each day.

Minimum of 5 years' experience. As a Property Management professional you must be a car driver with your own vehicle since routine property inspections will be part of your role.

  • Collect rent - Monitor and chase arrears.
  • Handle maintenance issues - Organise repairs and liaise with contractors.
  • Routine inspections - Schedule and carry out periodic property checks.
  • Keep landlord informed - Provide updates and reports as required.
  • Ensure legal compliance - Gas Safety Certificate, EICR, EPC, smoke & CO alarms.
  • Manage renewals - Negotiate tenancy renewals or rent increases.
  • Tenant communication - Day-to-day queries and issue resolution.
  • Contractor management - Vetting, scheduling, and overseeing works.
  • Deposit returns - Negotiate disputes and quotations for deductions.
  • Ending a tenancy - Arrange check out and literature for end of tenancy.

The main focus is the issues surrounding property maintenance, property management and deposit resolution at the end of the tenancy. It requires a special talent to keep both the landlord and tenant 'on side'. For example, sometimes a tenant can get quite stressed when there is a relatively minor delay on the repair of a washing machine etc. At the same time, there is the occasional landlord who may need to be pushed to spend money on his property. The person who will fulfil this role successfully will need to have all of the skills listed previously. The job can often be very demanding.

The successful applicant will also have the ability to build excellent long-term relationships with our landlords; most of whom are professionals. As well as dealing with individual tenants, you will also deal with industry professionals and corporate clients.

Remuneration: Part time Tuesday and Thursday from 9.00am to 5.30pm and every other Saturday from 9.00am to 5.00pm. Salary £13,320.
