Role: Caretaker/Maintenance Operative
Location: Milton Keynes
Hours: Monday to Friday - 8am to 5pm
Salary: £29,000
Overview: This is a hands-on role, responsible for the day-to-day running, cleaning and maintenance of a site containing two residential buildings set in their own grounds.
General and Grounds Responsibilities:
- To undertake each morning a visual inspection of the fabric of the building to identify any issues for resolution
- Sweeping of the car park area and a litter pick of the grounds daily/as required
- Some minimal general grounds maintenance will be required
- A visual inspection of the interior common parts to identify any issues for resolution whether cleaning or decorative
- To be responsible for the statutory tests for example the fire alarm system, emergency lighting and fire doors
- Bin store management - movement of bins for collection
- Preparation of flats for move ins
- Dealing with tenants queries on a daily basis
- Daily communication with the managing agent
Maintenance Responsibilities:
- To deal with general maintenance and decorative issues within the communal areas and flats
- To complete minor repairs to appliances
- To complete minor plumbing repairs
- To complete redecoration as required/requested
- To complete end of warranty snagging
Cleaning Responsibilities:
- To deal with all aspects of cleaning the communal areas as required including but not limited to:
- Vacuum hallways and stairs
- Sweep and mop lobby areas daily, removing any litter
- Deep cleaning of lifts inside and out and polishing mirrors/doors
- Clean main front doors glass
- Clean stair nosing/treads
- Wipe down flat and communal doors, push plate, kick plate and polish glass
- Dust internal communal window frames and sills
- Dust stair rail base
- Dust hallway and stairs skirting board
- Wash internal communal windows
- General high level de cobweb
- Inspection, tidying and cleaning of bin store daily/as required, remove items from floor and report bulk items left
- Emptying cigarette boxes
