Cambridge (with flexible home working)

£52,238 per annum plus car allowance £2,500 per annum

The overall purpose of the role is to lead the delivery of all responsive repairs and empty property maintenance works for Hundred Houses including:

  • Delivery of responsive repairs and empty homes maintenance across our property portfolio through external contractors, ensuring repairs are carried out to the required standard, timescales, value for money, and in accordance with any contractual, statutory, or internal requirements.
  • Working collaboratively with colleagues from our letting team to ensure that empty homes key to key times are delivered on target and to the agreed standard.
  • Managing contracts and contractor relationships, monitoring KPIs and interrogating performance data to ensure the service is operating efficiently and effectively.
  • Manage the smooth delivery of a customer-focused service in line with the agreed customer service standards, ensuring a high level of customer satisfaction is attained.
  • Focusing on developing a positive and motivating employee culture.

Reporting to the Head of Property & Sustainability, you will manage a team of contractors contributing to the responsive repairs and empty homes maintenance service areas. You will work closely with colleagues to ensure a coordinated approach to the delivery of housing priorities and projects along with:

  • Coordinate with the Compliance Manager on any reactive repairs and maintenance issues around mechanical, electrical, or statutory compliance, including servicing, inspections, and checks.
  • Line management and supervision of Property Maintenance Surveyor to ensure service delivery in accordance with the remit of their role.
  • Responsible for the delivery of budgets relevant to repairs and empty homes including the delivery of any agreed cost savings.
  • Ensuring all of the Society's assets and resources are used efficiently and effectively.
  • Focusing on value for money in key relationships with the Society's contractors and suppliers.
  • Promote and monitor health, safety, and wellbeing in all work aspects.

The ideal candidate will have a detailed knowledge of building construction, health and safety, particularly CDM Regulations along with the qualifications, experience and skills required to lead a responsive repair and empty property service area:

  • Property degree, or training/experience to this qualification or equivalent property qualification (i.e. RICS/CIOB).
  • Technical knowledge and understanding of property surveying and building construction.
  • Experience in delivering reactive repairs and void repairs within the Housing Association or Local Authority sector.
  • Experience and knowledge of contract management and construction.
  • Health and Safety Awareness and knowledge of property-related legislation.
  • Practical knowledge and understanding of setting up technical specifications for tendering contracts.
  • Supervision of contractors on building works in occupied properties.
  • Excellent communication, influencing and negotiation skills.
  • Excellent written, numerical and verbal skills, ability to think strategically and solve complex problems.
  • Highly developed customer care and interpersonal skills.
