We’re now looking for an exceptional Head of Sales to lead our hotel and apartment sales strategy, drive revenue, and establish Living Rooms as a leader in the luxury serviced accommodation sector.

The Role: As Head of Sales, you will lead all sales initiatives for our hotel and serviced apartments, owning the strategy and delivering on ambitious revenue goals. This is a hands-on leadership role where you will be driving the business forward, building relationships, and elevating the Living Rooms brand across our portfolio.

Your First Six Months – Focus Areas:

  • Proactively drive occupancy for apartments, especially long-term lets at Europa House.
  • Build strong relationships with local estate agents and relocation companies.
  • Strengthen and expand partnerships with agencies (e.g. SilverDoor).
  • Identify and implement strategies to increase direct bookings.
  • Conduct competitive analysis and optimise pricing strategies.
  • Represent Living Rooms at key industry events and awards.
  • Immerse yourself in each neighbourhood, networking alongside General Managers.

Key Responsibilities:

Sales Strategy & Leadership
  • Deliver sales budget and performance targets.
  • Lead and inspire the sales team with clear KPIs.
  • Create and implement the annual sales and marketing plan.
  • Collaborate with Finance and Revenue teams on budgets and forecasts.
  • Oversee the RFP process through Lanyon and maintain key agency relationships.
  • Develop direct corporate partnerships and uncover new business.
  • Attend trade shows, networking events, and local business forums.
  • Utilise tools like CoStar, STR, and OTA Insight to inform strategy.
Commercial & Brand Development
  • Benchmark performance against competitors and industry trends.
  • Ensure brand consistency across all sales activities.
  • Proactively identify revenue opportunities year-round.
  • Manage and monitor the department’s P&L and ROI.
  • Ensure entries for relevant industry awards to grow brand reputation.
Stakeholder Relationships
  • Collaborate closely with General Managers and cross-functional teams.
  • Celebrate success and publicly recognise contributions.
  • Maintain clear communication with third-party suppliers and community partners.
  • Foster a transparent and inclusive team culture.
Customer Focus
  • Lead by example in delivering exceptional guest service.
  • Understand customer needs to offer personalised, strategic solutions.
  • Support the team in maintaining high levels of guest satisfaction.
