What we are recruiting for: We are recruiting for a Senior Commercial Manager initially to provide aftercare support. From costings to implementing policies and managing the relationships with subcontractors and the supply chain. You will work autonomously to support the construction teams outside of London (predominantly supporting on sites in Manchester and Birmingham). Responsible for safeguarding of Bovis’s contractual, commercial, and financial position on projects in Aftercare. Work alongside Aftercare Project Director.
Roles & responsibilities:
- Implementation of and adherence with Aftercare Policy
- Prepare costing exercises as and when required, this will include market testing and general pricing activities.
- Continuously exploring all avenues for recovery of expenditure (Investigate and establish contractual responsibilities and liabilities in terms of Bovis and Supply chain).
- Accurate monthly commercial reporting and cash forecasting
- General commercial management of supply chain, this includes (but is not limited to) interim payments, management of change accounts, cashflows, final accounting (client and subcontractor) and contract administration.
- Robust implementation and management of commercial, legal, insurance and risk controls and policies (including but not limited to PCP where appropriate, Enablon and PMTR/PID’s)
- Working with Aftercare Project Director to plan works in timeframes having least impact to Regions business plan GPM, reporting to Commercial Director
- Review / respond and issue contractual Notices both upstream and downstream as appropriate
- Procure works where necessary for replacement supply chain in accordance with approved strategy ensuring that orders are fully scoped, bought at best value and are correctly contracted in accordance with limits of authority.
- Managing supply chain relationships to ensure a consistent and coordinated approach to procurement
- Prepare contract documentation and negotiate contract terms to limit risk to the company
- Assist in resolution of legal disputes
- Manage internal approval process in line with LOA
- Adhering (and where necessary put in place) to structures and processes to ensure consistency of delivery across the project.
- Administer payments to supply chain (subcontractors, design teams and external legal teams) as appropriate
- Where appropriate Prepare and submit insurance claims and secure Bovis entitlement under the policy conditions.
- Production of Lessons Learnt documents and presentations for use in feedback sessions to Regional projects in both PIC and PID
- Putting in place structures to ensure consistency of delivery across the project
- Assist with the resolution of legal disputes, working in conjunction with the legal department.
Experience & background:
- Expert knowledge of various forms of construction contracts.
- Good communication and interpersonal skills working at all levels (Client, Colleagues, Designers, Subcontractors and Suppliers)
- Good written communication skills – reports, record keeping, letters (etc)
- Knowledge of insurance policies and claims process
- Demonstrate implementation of cost control methods.
- Knowledge of measurement and valuation techniques.
- Good understanding of building technology / construction methods.
- Knowledge of project insurance requirements.
- Advanced subject matter knowledge across multiple functions, in particular, Commercial, Procurement, Contractual / Legislative, and Project Management
- Strong planning and organisation skills with ability to manage competing and diverse work effectively within strict timeframes.
- Demonstrate procurement procedures / best practice.
- Ability to explore contractual routes to limit Bovis exposure.
- Good negotiation skills
- Experience of dispute resolution
- Knowledge of health and safety requirements / legislation related to the construction industry
- Quantity surveying degree or equivalent RICS professional qualification
