Project Four are looking for a dynamic individual who wishes to learn and develop as a Principal Designer role under the Building Safety Act across multiple developments including non-high risk buildings and high-risk buildings. The role requires a clear communicator in both verbal and written, someone who is passionate about technical delivery, enjoys the challenges of multitasking across various stages of projects and enjoys team interaction across the industry.
General Responsibilities & Duties
- Attend Design Team/ Workshop meetings as per allowance within scope
- Prepare and produce BSA progress reports at the end of each RIBA Stage/Gateway submission
- Liaison with other duty holders about design work compliance
- Ensure reasonable steps are taken to design work which is planned, managed and monitored to ensure compliance with all relevant requirements.
- Liaising with client on their duties under the BSA
- Ensure co-operation is occurring between all other duty holders
- Coordinate the route to compliance with the consultant team and establish a consensus for compliance
- Support the project team with notifying the regulator of any duty holder appointments
- Participating in the Design Development
- Ensure there is a mandatory reporting plan in place throughout the design phase and available when construction work begins
- Supporting the team through change management throughout the design phase and monitoring risks to design work compliance
- Ensure the Fire and Emergency File is in place during the design phase – handing over to the PC during the construction phase
- Monitor the design development and identify risks to compliance
- Monitor competency of design team
Services Overview During RIBA Stages 2 – 6
This may involve leading some of the below tasks or supporting the Lead PD (BSA).
- RIBA Stage 2
- Consultant competency review
- Design risk management review and identify compliance risk scope gaps
- Obtain statement of compliances from planning architect or PD where there may have been one.
- Coordinate the route to compliance with the consultant team
- Attend Design Team Meetings
- Obtain client statement confirming their acceptance of the building regulations application
- Support the client to obtain a letter of conformity for design compliance
- Monitoring Building Control submissions
- Review the Duty Holder documents
- Support the conclusion of the contractors design portion
- Support the review of Quality Plans of key contractors to identify any matters which may impact compliance
- Review of the Golden Thread information
- Provide conformity of duties statement
- Support the client with obtaining assurances / letter of conformity
Candidate Requirements
- Candidate with 5 years more experience within the industry
- Architect, Architectural Technologist, Construction management background
- Has chartership/working towards accreditation within the industry
- A level of experience of High Risk Buildings
- Aware and understands the PD duties and responsibilities
- Keen eye for technical challenges across all parts of the construction industry
- Understanding of modern methods of construction
- Comfortable with Building regs, BSA legislation, BS documents, statutory processes etc
- Passionate about technical delivery (not just design)
- Enjoys processed driven role
- Enjoys working across multiple jobs at various stages
- Has a presence and confidence to grow and carry the role
- Willing to work in the office and with the internal team, be present and contribute.
