Job Type: Full-Time: Monday - Friday: 8am - 5pm + on call (optional)

About the Role: We are seeking an experienced Hard Services Manager to oversee the maintenance and operations of our building facilities. The ideal candidate will have a strong electrical background and proven leadership or supervisory experience within a facilities management or building maintenance environment. This role involves managing a team of engineers and contractors, ensuring that all planned and reactive maintenance tasks are completed efficiently and in compliance with health and safety regulations. You will play a key role in optimising building performance, ensuring critical systems are maintained to the highest standard.

Key Responsibilities:

  • Oversee the maintenance and operation of electrical and mechanical building services, ensuring compliance with industry standards and regulations.
  • Lead and manage a team of engineers and contractors, providing guidance, training, and support.
  • Develop and implement planned preventative maintenance (PPM) schedules to optimise building performance and reliability.
  • Respond to and manage reactive maintenance issues, prioritising urgent repairs.
  • Monitor and manage maintenance budgets, ensuring cost-effective service delivery.
  • Conduct site inspections, audits, and risk assessments to maintain high safety standards.
  • Liaise with external contractors, suppliers, and stakeholders to ensure seamless service delivery.
  • Ensure strict adherence to health and safety regulations, including electrical safety standards.
  • Keep accurate records of maintenance activities, compliance documentation, and asset management.

Requirements:

  • Electrical background with relevant qualifications (e.g. NVQ Level 3, 18th Edition, HNC/HND in Electrical Engineering or equivalent).
  • Proven experience in a lead or supervisory role within building maintenance or facilities management.
  • Strong understanding of HVAC, electrical, and mechanical systems in commercial buildings.
  • Experience with planned and reactive maintenance strategies.
  • Excellent leadership, communication, and organisational skills.
  • Good knowledge of health and safety regulations, including risk assessments and method statements (RAMS).
  • Proficiency in using maintenance management software (e.g. CAFM systems) is desirable.
  • Ability to liaise effectively with clients, contractors, and stakeholders.
