Principal Layout Designer (New Build Housing / Urban / Civils)

GBR Recruitment Ltd are delighted to be working exclusively with a New Build Housing developer, recruiting for an experienced Principal Layout Designer (NHBC standards) with strong New Build Housing, Urban Development & Civils background, highly adept in using AutoCAD software & Revit to produce land bid design layouts from initial concept stage through to construction stage.

This is a fantastic role, ideal for a Layout Designer / Architectural Technician / Architect with a HNC, HND or Degree in Architecture / Construction or similar disciplines, an Architectural professional with strong understanding of reserved matters application, master planning, feasibility layouts, street scene creation, NHBC standards & Building Regulations (CDM 2015 etc.).

Layout Design:

1. Concept stage layouts for land bid purposes.
2. Layouts for Reserved Matters applications (detailed layouts).
3. Master planning, plus Feasibility Layouts and Street scene creation and evaluation.

Supporting Role:

1. Support the architectural design function of the group business.
2. Deliver various design orientated tasks from concept to completion.
3. Support site‐based operatives with complex queries and assist to deliver solutions in a timely manner.
4. Assist with group projects as required.

Key Responsibilities:

1. Work on a variety of layout designs from concept stage through to functioning construction/detailed layouts (Reserved Matters approved i.e. Access, Appearance of the building/s, Landscaping, Layout, Scale etc.)
2. Collaborate with the wider business to ensure critical analysis of layouts with regard to house types/street scene aesthetics and site constraints has been fully accommodated, whilst maintaining a ‘buildability first’ mindset.
3. Ensure stakeholder considerations, recommendations and approvals are obtained and incorporated.
4. Assist with the development and management of the group house type portfolio.
5. Assist in maintaining working drawing packages to ensure sufficient information is provided to enable Building Regulation/NHBC approval.
6. Submission of technical information to NHBC/Building Control.
7. Assist in obtaining Pressure Test Certificates, SAP’s, and EPC documentation.
8. Co‐ordinate information between third party companies to enable the design of specialist building components such as roof trusses, joists, block and beam flooring, M&E designs, and structural designs.
9. Help maintain house type block plan library.
10. Assist with site layout design as required.
11. Provide planning support information such as assisting with street scene design, planning drawing packages and material schedules.
12. Manage specifications and seek cost effective solutions for all necessary building components.
13. Produce sales plans and associated literature.
14. Co‐ordinate drawing issues.

Relevant Qualifications or Experience Required:

1. Strong Layout Design experience for Land Bids / Feasibility studies & Master Planning within New Build Housing operations.
2. HNC/Level 4 in construction/urban design is essential.
3. Foundation degree/HND/Level 5 is desirable.
4. Strong background in New Build Housing (NHBC / CDM 2015 Reg’s)
5. Traditional Housebuilding knowledge / experience.
6. Good knowledge / experience using AutoCAD/Revit or similar industry standard software.
7. Excellent communication, problem solving and time management skills.
8. Understanding of building regulations and NHBC standards.
