Nelson Permanent Placements are working with our client who are an award-winning, privately-owned housebuilder across multiple locations across the South Midlands. Due to recent growth and securing a substantial amount of land they are now looking for an experienced Site Manager to help deliver their schemes.
As part of the Site Leadership Team you will be responsible for the implementation of procedures and strategies to drive production on site. To be considered for this role you will be:

Responsibilities:
- Implementation of any relevant in-house Production, Sales & Customer Care procedures
- Work within the team to maintain a high standard of customer satisfaction results including the satisfaction of any external clients and/or stakeholders.
- Monitor health, safety and welfare of all site personnel and visitors. Monitor project health and safety including PPE, first aid (education, administration, completion of paperwork, reporting and re-stocking as necessary), craneage, scaffold inspections and all work operations. Ensure works are carried out in-line with approved method statements.
- To have read, understood and comply with Company policies and procedures at all times.
- Carry out thorough on-site inductions to new site-based staff and sub-contractors including visitors and ensure there is an understanding of individual method statements.
- Development specific planning and coordination of work operations and material call offs in line with site-specific targets and objectives (programme).
- Responsible for the implementation and delivery of project in line with programme, advising of any and all requirements in a timely manner. Attention to any call off periods to always be considered.
- Deliver all aspects of production requirements in strict accordance with relevant technical and planning documentation provided and any subsequent instructions that may be necessary from time to time.
- Ensure site presentation and all housekeeping is maintained to the highest standard at all times.
- Ensure cost effective production in line with development budgets by ensuring that the work undertaken is in full accordance with the cost provision allocated and as confirmed in cost valuations. Feedback variances to project Surveyor.
- Identify, feedback and liaise with necessary individual or Company to resolve on-site difficulties or problems.
- Ensure site security and good practice is maintained at all times.
- Management of site traffic – ensure staff, Sub-Contractors and visitors park in accordance with Project Management Plan. All traffic and pedestrian management is the responsibility of the site manager and should be considered and managed at all times suitable for each working day.
- Responsible for the management of on-development Sub-Contractors and the communication of Company values and standards.
- Fully conform to building regulations and warranty providers’ requirements. Liaise with NHBC/Building Control body/specialist consultant to ensure any necessary stage inspections are completed.
- Ensure sensible level of stock control in accordance with build requirements including proper checking and recording of deliveries. Records to be kept for any materials and waste transfer notes.
- Build in accordance with relevant standards, Codes of Practice, Building Regulations and warranty requirements in force at the time.
- Carry out maintenance inspections in line with Company procedures.
- Ensure that anything which is likely to affect the Company’s performance is notified to the Project Manager or Operations Director.
- Motivate, support and manage directly employed site staff. Provide training, coaching, appraisal and support as required to improve performance.
- Ensure all site administration is carried out in accordance with Regional Office requirements and return any site admin/documents within agreed timescales, including the important role of returning goods received notes on a weekly basis.
- Attend (and chair when necessary) on-site meetings including our internal project meetings and external client meetings.
- Compiling all relevant information and records suitable for inclusion within the health and safety file. This should be considered and managed on an ongoing basis.
Experience:
- High level of expertise within the social housing sector.
- A proven track record of liaising between the client and sub-contractors to meet deadlines
- A proven track record in ensuring RAMS and health and safety targets are met.
- Ideal sector backgrounds are housing and social housing
- Experience in motivating, supporting and managing a team on site
- Experience of devising and developing build programmes
Qualifications Required:
- Desirable: 5 years or more in a Site Management role
- NVQ Level 3-4, BTEC Diploma in Building Construction or similar
- Valid LOLER Certificate
- Essential: Up to date knowledge of Health and Safety obligations and Building Regulations
- Current full UK drivers’ licence
- CSCS Card at Site Manager level (ideally MAPS)
- Valid SMSTS certificate
- Valid First Aid at Work certificate
- Valid Scaffold Inspection certificate or similar
- Valid Fire Marshal certificate
