About Us: Our client is seeking a dedicated and experienced Estate Maintenance Manager to oversee the inspection, reporting, and project management services for our estate’s built environment. This role involves managing the in-house maintenance team and coordinating with contractors to ensure the efficient and effective maintenance of our properties.
Key Responsibilities:
Business Management and Administration:

  • Lead the estate maintenance team
  • Collaborate with annual work plans.
  • Direct daily activities of in-house maintenance staff.
  • Maintain strict cost control on all projects.
  • Issue work orders and hire qualified contractors, supervising their work to completion.
  • Ensure compliance with health and safety legislation.
  • Keep accurate repair records as required.
  • Liaise with tenants
  • Approve relevant invoices and maintain staff timesheets.
  • Provide necessary information to the Estate Administration Manager for new occupiers.
  • Property Management:

  • Conduct annual property inspections
  • Perform snagging inspections for minor refurbishments before new occupiers move in.
  • Work with the building administrator to handle reactive repairs and assess estate liability.
  • Manage and supervise cyclical redecoration works.
  • Assist in implementing preventative maintenance schedules.
  • Oversee smaller projects, including CDM responsibilities and progress monitoring.
  • Ensure projects and repairs are completed on time, within budget, and to the required quality standards through regular site visits.
  • Attend project handovers and ensure all team members and external agents have the necessary information.
  • Qualifications and Skills:

  • Proven experience in estate maintenance and property management.
  • Strong leadership and team management skills.
  • Excellent organisational and project management abilities.
  • Knowledge of health and safety regulations.
  • Strong communication and interpersonal skills.
  • The ability to work independently and as part of a team.
  • SMSTS and First Aid qualifications are desirable.
