Blair West are supporting Ward Group Investments to find an In-House Property Manager. Ward Group Investments is a leading commercial property company, specialising in the investment, development, and management of a diverse portfolio, including industrial, retail, office, leisure, and student sites. With over 130 commercial tenants and 400 student tenants, they are expanding rapidly, aiming to double their asset value and rent roll within the next two years. This is a newly created role, offering the opportunity to play a key part in their growth strategy.

The opportunity:

  • Oversee the day-to-day management of a diverse property portfolio, ensuring compliance with RICS standards and industry regulations.
  • Manage lease agreements, rent collections, service charges, and tenant relationships.
  • Carry out rent reviews, lease renewals, and oversee new tenancies.
  • Conduct regular property inspections and ensure full health & safety compliance.
  • Collaborate with legal and finance teams on lease negotiations, budgeting, and property-related financial reporting.
  • Develop and implement asset management strategies to enhance property value and efficiency.
  • Handle tenant queries, disputes, and contract negotiations professionally.
  • Ensure compliance with statutory requirements, including building regulations and sustainability initiatives.

You’ll be the ideal candidate for this position if you have:

  • A RICS qualification (MRICS/FRICS) with proven experience in property management.
  • A strong track record of managing a portfolio of commercial or residential properties.
  • In-depth knowledge of leasehold management, service charges, and landlord-tenant legislation.
  • Excellent communication, negotiation, and stakeholder management skills.
  • Proficiency in property management software and Microsoft Office Suite.
  • The ability to work independently and manage multiple projects effectively.
