Due to organic growth and continued success, our client is looking for a Post-Completions Manager to join their team in Manchester City Centre. The successful candidate will be part of a supportive team, responsible for providing support on all post-completion matters across the property teams. Primary Purpose of the role:
Supervising members of staff and reviewing and processing requests on property matters to ensure optimum performance and efficiency to ensure the firm remains compliant and that requests are dealt with in a timely manner. Additionally, a keen eye for analysis and detail will ensure quality decision making and collaborative working across departments will drive efficiency and provide best in class service to departments.
Job Description:
- Preparing and submitting Land Registry applications (including transfers, leases, charges, CN1s, RXs etc.)
- Raising a variety of different queries with the Land Registry on behalf of Fee Earners (and dealing with them)
- Dealing with Land Registry requisitions
- Sending completion of registrations to fee earner and saving to partner
- Keeping up-to-date with changes to Land Registry procedures
- Entering and updating the electronic Post Completion checklist in Partner
- Drafting a variety of SDLT/LTT Returns (which differ in difficulty)
- Calculating the SDLT/LTT payable for each transaction (if any)
- Submitting SDLT/LTT forms once approved by the Fee Earner/client (within the 14 day/30 day time limits)
- Arranging payment to HMRC/WRA of any SDLT/LTT due
- Keeping up-to-date with changes to the SDLT/LTT procedures (especially changes to rates)
- Registering charges and debentures at Companies House (within 21 days of them being completed)
- Satisfying charges and debentures at Companies House
Secondary Duties:
- Carrying out OS1, OS2, SIM and Bankruptcy searches
- Adding OS1/OS2 expiry dates to SharePoint and keeping an eye on OS1 expiry dates
- Requesting official copies and copy documents
- Sending any documents/search results from Land Registry to the relevant Fee Earner and saving them to Partner
- Carrying out company searches against companies in the UK and worldwide
- Obtaining and paying for copy documents (such as planning decisions) from Local Authorities.
- Obtaining draft insurance policies for Chancel Repair and submitting and paying once approved by fee earner.
- Carrying out Company winding up searches
- Preparing and submitting property searches using Searchflow’s online system (including using the system to plot the demise of the area/property to be searched against)
- Distributing search results received from Searchflow to the relevant Fee Earner and saving the results to Partner
Person Specification:
The skills required to undertake the above job description are as follows:
- Experience of the P4W system, or another case management system such as Proclaim is desirable.
- Experience of BigHand system is desirable.
- Excellent knowledge of Microsoft Office applications.
- Good analytical and organisational skills and strong attention to detail.
- A flexible individual with good planning skills.
- Possess excellent communication skills and be professional and credible.
- Experience with commercial and residential property post-completion essential.
- Experience with property finance/banking post-completion is desirable.
- A strong team player who is comfortable working with different teams.
- Flexible and able to manage quick changes to process.
