Job Description:
Queenshurst, situated in the heart of the lively market town of Kingston-upon-Thames, is a collection of 328 stylish apartments ideally located just a five-minute walk from the town's train station and town centre. Queenshurst benefits from a residents gym, 24-hour concierge, cinema room and meeting room as well as access to a new linear park and central garden square.
Key responsibilities include, but are not limited to:
- Maintain a sense of identity for the Queenshurst estate team, where they should feel satisfied and rewarded by what they do in their day-to-day roles.
- Task and monitor the duties of site-based staff to ensure that work specifications and service levels are met.
- Clear and specific instructions should be issued to estate staff with joint review of efforts to ensure an appropriately proficient outcome.
- Action and progress repair and maintenance requests/observations through to completion, updating all parties as necessary throughout.
- Manage and coordinate the M&E PPM requirements of Queenshurst, ensuring safety and compliance at all times, and escalating any concerns or issues to the SEM and/or AD accordingly.
- Monitor the performance of regular routine contractors (e.g. grounds maintenance, communal area cleaning and window cleaning), taking necessary action where contractor efforts are lacking and positively reinforcing good work.
- Recognise, log, monitor and complete insurance claims.
- Plan, specify, tender and oversee cyclical maintenance projects, major repairs and routine contracts, monitoring through to completion and liaising with all necessary parties throughout.
- Assist in the audit of service charge accounts at scheme financial year ends, ensuring accuracy, and liaising with RMCs, RAs and clients as required during the approval process, always recognising the associated legislative time constraints.
- Undertake a detailed, full inspection of the whole development (both internally and externally) each day and record matters requiring further action and attention within the electronic Duty Occurrence Book.
- Ensure that O&Ms are adhered to and that maintenance regimes and compliance are successfully achieved.
- Actively take action to remedy breaches of the lease and causes of nuisance.
- Assist with the collection of service charges and other payments required by the lease. Instigate arrears procedures when required.
- A significant part of the Development Manager role requires meeting with our client, Berkeley Homes, and presenting hard copy records and other information, for review.
- The ability to collate and present such documentation and to recognise the ramifications of not being able to do so is essential at Queenshurst.
- Other general duties as required from time to time to assist in the success of Premier Estates Limited and Berkeley Homes (West London) Limited.
