Building Surveyor – Diagnostics

Location: North London
Pay Rate: £32 per hour
Hours: Full-time, 35 hours per week (Monday – Friday, 9 AM – 5:30 PM)

About the Role

We are seeking a skilled and proactive Building Surveyor – Diagnostics to join our team in North London. This role is office-based and involves diagnosing building defects, specifying remedial actions, and managing cases efficiently. The ideal candidate will have strong problem-solving abilities, a solid understanding of damp and mould issues, and experience working within the social housing sector (preferred but not essential).

This is a great opportunity for a motivated individual with strong surveying expertise and technical knowledge to contribute to the delivery of high-quality housing services.

Key Responsibilities:

  1. Building Diagnostics & Defect Analysis:
    Identify and diagnose building defects, damp, mould, and condensation issues.
    Recommend appropriate remedial actions and solutions.
    Conduct assessments and investigations to determine the root cause of issues.
  2. Surveying & Specification of Works:
    Produce detailed specifications of works using a schedule of rates.
    Ensure all works comply with building regulations and health & safety requirements.
    Provide technical support and advice to contractors, colleagues, and residents.
  3. Case & Workload Management:
    Manage a caseload of property inspections, assessments, and remedial actions.
    Organise and maintain an efficient calendar to ensure timely case resolutions.
    Liaise with internal teams, contractors, and residents to ensure effective case management.
  4. Housing & Compliance:
    Support the delivery of housing maintenance and property compliance programs.
    Ensure that all remedial work meets the required standards and best practices.
    Maintain accurate records of inspections, reports, and recommendations.

Essential Skills & Experience:
Ability to diagnose building defects and specify appropriate remedial actions.
Strong understanding of damp, mould, condensation, and property maintenance issues.
Experience in housing surveying (social housing experience preferred but not essential).
Ability to produce clear and detailed specifications of works.
Organised and proactive, with the ability to manage a caseload efficiently.
Knowledge of building regulations and property compliance.
Access to pool vehicles for site visits when required.

Desirable Qualifications:
A surveying or construction-related qualification (not essential but beneficial).
