Situated in the historic suburb of Shawlands, Glasgow, approximately two miles south of the River Clyde, The Millwood is located towards the end of Kilmarnock Road. This area, often considered the “Heart of the Southside,” is renowned for its independent restaurants, cafes, bars, and vibrant art scene, making it one of the coolest neighbourhoods and one of the city’s best areas to live and socialise.

The newly refurbished pub fosters a community local feel, attracting a diverse audience whilst being part of the bustling drinking circuit in this up-and-coming area. The Millwood is easily accessible, with frequent direct bus routes from Glasgow city centre, close links to the M77 and M8 motorways, and three railway stations within walking distance, enhancing its appeal as a prominent social scene.

Pub Layout: The Millwood is a one room, open plan corner site featuring an L-shaped layout that has been recently refurbished. Upon entering from the main street, you'll find a galley style bar straight ahead. To the right of the entrance, opposite the bar, there is a mixture of low-level bench seating and loose tables. On the left side, high level bench tables provide a fantastic view through the huge windows overlooking the bustling main street. Towards the end of the room, a secluded area offers a variety of seating options, including low-level bench seating, poser tables, and high stools, complemented by a cosy bay window snug area. This spot provides access to a small, decked beer garden area, fenced off for privacy and equipped with fixed wooden benches and loose tables and chairs. Additionally, the side of the pub, off the main street, has an area designated for a couple of benches with the potential for a pavement license to extend seating to the front, main street area.

Trading Style: The Millwood currently trades as a wet site, emphasising its beverage offerings whilst also providing a mixture of televised sports and live entertainment. The venue appeals to a mixed audience and is bolstered by the recent refurbishment cementing The Millwood as a traditional community local, yet keeping the atmosphere vibrant and dynamic. The huge windows define space and light, meticulously crafted, with high quality décor and furnishings playing a crucial role in creating an inviting and stylish environment that aligns with the area circuit of drinkers.

Tie: All drinks categories are tied. For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

The ideal applicant will have the experience and vision to unlock the growth potential of this business by leveraging a fantastic drinks offer, exceptional standards and services whilst engaging with the local community. Developing and implementing a detailed marketing plan to attract and retain customers including traditional marketing strategies as well as being proactive in using social media to promote the venue and its events whilst maintaining and enhancing the community feel, the right licensee will be able to significantly grow the business, ensuring that The Millwood remains a popular destination in this circuit.

Additional Information:

  • Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed.
  • Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property. Our standard deposit is 25% of the headline rent. On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long term agreement.
  • Working Capital – This is a recommended amount required which will be used in the day-to-day running of the business.
  • Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened/opened kegs and cask ale providing the container is unopened.
  • Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.

Training: £350.00 – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme. Held online over two days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.

Service Charge Cost: £63.33 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you peace of mind about your boiler and cellar cooling repair and replacement. This also includes full access to e-learning for you and your staff.

*Zero Business Rates: Based on the April 2023 rating list, the Nil Rates Payable is based on small business rates relief being applied for by the licensee and the licensee only occupying one property for commercial purposes. Please note, this only applies to pubs marked with an Asterix *
