To support Property & Asset Management (PAM) and the JLL Head of Performance in the development, management and delivery of the 40 Leadenhall (40 LH) ESG Management Strategy and AESGP.
To act as a point of contact and spokesperson on ESG in support of the mobilization and operations of 40 LH.
To support the 40 LH Head of Performance and JLL PAM stakeholders on sustainability performance opportunities for delivering sustainability improvements.
Support the occupier engagement program to leverage 40 LH sustainability and HWB attributes.
Define ESG Management Strategy aligned with the design intent, specification, and developer aspirations at 40 LH.
Propose metrics to inform compliant delivery by all stakeholders including Managing Agents, Tenants (plus Fit-Out Teams) and Service Providers / Suppliers.
Annual ESG Plan: Develop AESGP in support of the ESG Strategy detailing ESG measures that could be applied to the Property to monitor ESG performance. The AESGP will include (at minimum reference to) Design for Performance (NABERS UK), Health & Wellbeing, Biodiversity, Waste and Social Value.
Support development of Community Engagement programme with all building stakeholders so they understand the role in the execution of the AESGP.
Generate ESG HWB fact sheets and guidance to support operations / tenant fit out.
Building Performance & Certification Support (Energy, Water, Waste & HWB): Support Head of Performance by including ESG oversight into DfT / soft landings programme. Establish Tenant Engagement programme to encourage tenants (including fit-out teams) to leverage the building systems and specification in support of their and 40 LH’s certification and ESG ambitions.
Utility Platform & Database for Utilities (Landlord Energy, Water & Waste): Develop third party proprietary Energy, CO2 + Utility Management Platform. Confirmation of contractual requirements over seasonal commissioning/soft landings to identify any scope gaps.
Certifications: Review of metering provisions to ensure strategy aligns with NABERS requirements. Attend select base building commissioning activities to confirm model assumptions. Review commissioning data and agree if any changes need to be undertaken by Contractor’s team. This will include metering validation certification. Support with other certifications targeted: BREEAM, Well, Wired, Reset, SmartScore.
Social Value: Identify social value strategy and reporting requirements against the pre-agreed KPIs with a provision of case study (where possible).
Operations Scope: Annual ESG Management/Strategy. Quarterly reporting against Asset ESG Plan to include as minimum: Energy, Waste & Water Monitoring & Reporting; Net Zero Carbon Energy Management; Health & Wellbeing; Emissions Reporting and Social Value (if required). Report preparation and attendance at quarterly / annual management meeting(s).
Data collection and monitoring: Carbon emissions, energy consumption; water usage; waste management; occupier liaison; social value added; environmental conditions (including air quality, humidity, light and temperature) where relevant.
Maintain Utility Platform & Database for Utilities (Landlord Energy, Water & Waste).
Data Analysis + Reporting: Provision, accurate and complete utility, and waste data in JLL standard format and or client required format / dashboard to support client reporting. Assist in the reporting of sustainability performance on behalf of 40 LH to external organisations, GRESB, REEB & NABERS UK. Assist in maintaining market leading sustainability status for 40 LH and in preparing marketing materials to promote sustainability achievements and initiatives.
Building Performance & Certification Support (Energy, Water, Waste & HWB): Support Head of Performance by including ESG oversight into day-to-day operations. Continue Tenant Engagement programme to encourage tenants (including fit-out teams) to leverage the building systems and specification in support of their and 40 LH’s certification and ESG ambitions.
Continual review of building performance to identify and reduce performance gap. Identify net zero carbon & energy optimization opportunities and adopt sustainable design practices. Drive data quality improvement and data completeness.
Certifications: Align monthly reporting against modelled performance and NABERS UK target and advise on any amendments. Prepare minimum documentation, gather required energy data, assist the NABERS UK assessor throughout the process. Support with other certification targeted: BREEAM, Well, Wired, Reset, SmartScore.
Point of contact to support occupier certification aspirations for ESG and HWB.
Social Value: Implement social value strategy and reporting requirements against the pre-agreed KPIs with a provision of case study (where possible). Implement annual Community Engagement Plan for relevant Properties as part of the AESGP. Hold quarterly meetings with occupiers where relevant. Include SV targets within Occupier engagement platform.
