We are seeking a highly experienced and commercially astute Managing Quantity Surveyor (M&E) to lead the cost and contract management of complex Mechanical and Electrical (M&E) packages on high-value data centre projects. This role demands a deep understanding of large-scale MEP systems and the commercial intricacies unique to the data centre sector.

You will be responsible for managing the commercial team on site or across multiple projects, supporting the full project lifecycle from procurement through final account, and ensuring accurate cost control, risk management, and value maximisation.

Key Responsibilities
  • Lead and manage all commercial aspects of M&E packages on data center projects, typically ranging from €10m–€100m+
  • Oversee procurement strategy, tendering, subcontract negotiation, and appointment
  • Prepare, submit, and negotiate interim valuations, final accounts, and variations
  • Manage change control processes, including identifying, pricing, and negotiating variations
  • Ensure robust cost planning and cost control throughout the project lifecycle
  • Work closely with project teams to deliver accurate forecasting, cash flows, and cost reporting
  • Liaise with the client and design team to ensure commercial objectives are met
  • Mentor junior QS staff and manage performance of the commercial team
  • Monitor and enforce compliance with contractual obligations and company procedures
  • Provide strategic input on commercial risks and opportunities
  • Support dispute resolution and claims management when necessary
Essential:
  • Minimum 7–10 years’ experience in a Quantity Surveying role with a strong focus on M&E services
  • Previous experience working on data centers, hyperscale, mission-critical, or similar technical projects
  • Degree qualified in Quantity Surveying, Commercial Management, or related field
  • Strong understanding of MEP systems and interfaces in a construction environment
  • Excellent knowledge of standard forms of contract (NEC, FIDIC, JCT, etc.)
  • Proven ability to manage teams and mentor junior staff
  • Demonstrated ability to lead procurement and contract negotiation on high-value M&E packages
  • Strong negotiation, analytical, and problem-solving skills
  • Proficient in cost management software (e.g., Causeway, CATO, Excel, etc.)
Desirable:
  • Chartered status (MRICS or equivalent)
  • Experience with international data centre delivery
  • Familiarity with BIM and digital take-off systems
  • Flexibility to travel or be based overseas depending on project location
