Job Description
Millennium Builders, Inc. has an immediate opening for an experienced estimator with a commercial construction background. As a full-time estimator, you will be responsible for managing the entire coordination of the bidding process from bid opportunity posting to bid submission. Your main responsibilities will consist of locating and assessing potential bid opportunities, obtaining quotes from subcontractors and material vendors, as well as performing quantity take-offs to develop the project estimates. You will work with the project managers during the pre-construction phase to ensure contract buyout aligns with projected profits.
Responsibilities:
- Daily monitoring of multiple construction bid websites for bid opportunities
- Assessing bid opportunities for company-specific viability
- Attend pre-bid meetings and scope reviews with design teams/owners
- Review bid documents to fully understand the scope of work and which subcontractors/materials are required
- Manage multiple bids concurrently
- Prepare scope-specific invitations to bid for subcontractors and suppliers
- Build and maintain strong subcontractor and supplier relationships
- Assist the project manager in pre-construction project buyout and contractual requirements
- Assist project manager with change order pricing as needed during construction
- Routinely analyze bid results to ensure bid accuracy and look for potential areas of improvement
- Continuously seek out competitive new subcontractors and add to the vendor list
- Perform additional tasks as assigned
Required Skills:
- Ability to interpret construction drawings and all construction correspondence
- Strong general knowledge of construction and sequence of operations
- Full understanding of estimating costs, bidding/procurement processes, preconstruction services, value engineering, bonds, and insurance
- Ability to multi-task and perform under tight time constraints
- Self-motivated and organized individual that can work well with others
- Ability to streamline job-specific tasks in order to optimize time efficiency
Qualifications:
- Commercial Construction estimating experience is required
- Complete understanding of plans, specifications, and all contractual documentation
- Proficiency in computer technology with Microsoft Office and estimating software
