YOUR IMPACT

Goldman Sachs Asset Management Real Estate is seeking an asset management Analyst with extensive financial analysis skills and technical skills to support our Real Estate Asset Management function. The successful candidate will be responsible for thoughtful, quantitative analysis surrounding the performance of real estate investments and executing asset management strategies.

How You Will Fulfill Your Potential

  1. Formulate and execute on asset management strategies to maximise performance
  2. Learn the methodology and mechanics of real estate valuation models and apply these models to existing deals and potential acquisitions
  3. Provide oversight of third parties who perform day-to-day operations of the assets, contribute to weekly / monthly calls, asset visits and negotiate commercial agreements
  4. Manage quarterly mark and annual business plan cycle, working with external AM’s and PMC’s to revise PMC budgets, update assumptions, validate actuals and revise forward projections
  5. Oversee Cash Management, completing a regular review of deal level cash requirements for liquidity management to optimise capital funding for deal performance
  6. Work with Debt Capital Markets team to engage lenders, track compliance with covenants, review utilisation requests for loan draws and analyse financing impact on performance
  7. Review and analyze various asset reports from third parties, including monthly PMC operating reports, accounting files, CapEx projections and monthly Rent Rolls
  8. Complete internal Asset Management and external investor reporting, collating the necessary data to populate internal reports / presentations and investor templates / adhoc reports
  9. Track relevant Real Estate market research and industry transactions / trends
  10. Create, maintain, and present detailed information with respect to profit/loss, rate of return, cash flow, and performance
  11. Work closely with internal stakeholders such as ESG, Development & Construction, Finance, Compliance, Tax and Legal. Provide these teams deal level data as required

Skills & Experience We’re Looking For

  1. Strong academic background real estate, economics, accounting or math degree preferred
  2. 1-3 years’ experience in Real Estate or relevant role with financial analysis component
  3. Motivated self-starter with a strong work ethic
  4. Demonstrated experience in Real Estate sector with focus on renovation, refurbishments and full development projects with financial analysis component
  5. Solid analytical/logical mind-set and attention to detail
  6. Strong communication skills (clear, concise, and confident) with the ability to manage internal and external relationships
  7. Strong MS Office skills (Word, Excel, PowerPoint) and Argus
  8. Broad range of Real Estate Valuation experience (eg: cross asset class / RE vs Corporate)
  9. Able to work under tight time constraints and extended hours as required
