Are you an experienced Property Blocks Manager looking for an exciting opportunity? The Fountayne Group is seeking a motivated and dynamic individual to join our team as a Property Manager.
Responsibilities:
- Oversee day-to-day operations of multiple properties / blocks, including tenant relations, maintenance, and financial management.
- Handle lease agreements, rent collection, and property inspections.
- Coordinate maintenance and repair work with vendors and contractors.
- Ensure compliance with landlord-tenant laws and regulations.
- Process and facilitate building insurance claims and Section 20 notices, liaising with freeholders, RMCs, and RTMs.
- Collaborate with the senior service charge accountant to prepare portfolio funds.
- Work on special projects with the wider team, e.g. aligning insurance premiums, tendering contracts, and undertaking cost-saving exercises.
- Review statutory inspection reports and deal with any remedial works and recommendations.
- Liaise with the legal department to answer pre-contract enquiries (LPE1).
- Ensure full compliance with Health and Safety and Fire regulations at each site.
- Inspect properties on a regular basis to ensure that the properties are well maintained.
Requirements:
- 3+ years of experience in property management.
- Strong communication and customer service skills.
- Proficiency in property management software (Blocks).
- Knowledge of local landlord-tenant laws and regulations, ability to read leases proficiently.
- Bachelor’s degree in real estate, business, or related field preferred.
