About the opportunity:
Reporting to the Head of Acquisitions, the Acquisitions Manager will be responsible for identifying and acquiring new Drive Thru sites within a set region of the UK, which will be subject to change from time-to-time. Delivering new sites for the business, fulfilling the property strategy. The Acquisitions Manager will take new and proposed sites through the full acquisitions process, including legals and planning through to the exchange and completion phases. Ensuring that all approved budgets are adhered to and ensuring that the new sites deliver the payback profitability and drive the continued growth of the company.
What you’ll do:
- Working closely with the Head of Acquisitions, (Construction) Project Managers and Finance Business partners to develop, deliver and implement the expansion strategy.
- Working closely with external Developers, Agents, Planning Consultants and legal advisors to deliver new site acquisitions that are aligned to BKUK’s overall Property strategy.
- Proactively seek “off market” opportunities through their own enquiries and direct approaches etc.
- Conducting negotiations for site acquisitions to agree the best possible terms with planning and licensing and other appropriate authorities always ensuring deadlines are met or are bettered.
- Evaluating and presenting physical and financial site assessments to senior management for leadership inspections and approvals.
- Building and developing relationships with landlords, developers etc within the wider leisure, restaurant and retail property marketplace, promoting the requirements of the business.
- Working closely with the Burger King internal teams including the Construction, Operations, Marketing, Finance and People teams to assist with end-to-end delivery of projects on time and within budget.
- Working closely with the Head of Property in relation to understanding and implementing the wider property strategy.
- Advising on relevant trends and developments in the Property marketplace and reviewing competitor activity.
- Production of presentations for internal and external meetings, including Board meetings.
- Delivering updates for weekly, monthly and other periodic meetings.
You will have:
- MRICS preferable but not essential.
- Excellent geographical knowledge.
- Strong commercial focus with the gravitas and ability to manage key relationships both externally and internally.
- Have an established network of contacts with agents, developers, restaurant / leisure and retail operators etc.
- Must be tenacious with a high level of commitment and energy and able to uncover opportunities directly with an entrepreneurial approach.
- Must have good awareness of operational requirements, customer profile and branding etc.
- Experience of managing the entire acquisitions process from site finding, negotiation, purchase, legal and licensing processes etc.
- Must be capable of managing, organising and prioritising their own workload, be self-motivated competitive and work well under pressure and consistently meet deadlines.
- Must have excellent negotiation, communication and presentation skills with the ability to close deals and work in a demanding and fast paced environment.
