The Commercial team deals with everything to do with cost-effective building, including quantity surveying, estimating, procurement and material buying.
With a watching brief on choice of material, cost, customer satisfaction and sales, and other critical issues, our Commercial team – which comprises Estimators, Quantity Surveyors and Material Buyers – has one objective: to deliver best quality homes, at the best possible cost. Their work is fundamental to our continued viability as a business and presents a fast-moving challenge that will exercise your creativity and commercial flair to the full.
Reporting to the Senior Commercial Manager/Commercial Director, you will be responsible for the preparation of cost plans for both the land purchase exercise and reappraisal of development opportunities. Ensure that all estimating work required to deliver the business’s unit output is completed timely and accurately in the most efficient and effective manner in support of the business plan.
You will be expected to:
- Be aware of all codes of practice that impact on estimating e.g. Building Regulations, NHBC requirements, HSE, Code for Sustainable Homes
- Attend pre-start, design team and any other relevant meeting as required. Input and maintain any computer-based estimating database or systems
- Be aware of new materials and methods of construction which would assist the business in maintaining or increasing its targets, and report on same
- Prepare estimates of all construction costs, including all site abnormals, professional fees, site management costs and preliminaries. Input of all development costs into appraisals/viabilities. Support ‘value engineering’ exercises at appraisal/pre-start stage.
- Provide information for all land purchase exercises
- Identify specific scheme abnormals, prepare estimates of all prime costs, co-ordinate input of all development costs into appraisals/viabilities, input into “value engineering” exercise at appraisal/pre-start stage, input and maintain master appraisal costs
- Liaise with all Departments as necessary to achieve a viable final cost position
- Prepare Group viabilities for all acquisitions
- Complete all estimating work
- Calculate all prime costs on developments within the business, reporting any movements in costs since the preparation of the land purchases exercise
- Prime costs to include but not restricted to house pricing, labour costs, site work operations and remediation work, up to commencement on site
- Provide a detailed ‘pre-start’ appraisal following grant of planning consent and track movements through to site commencement
- On a minimum of a quarterly basis update appraisals on land purchased or controlled, on which construction has not commenced, to ensure margins reflect current layout and house type mix and market conditions
- Monitor, reconcile and recharge any costs, which relate to shared cost items with either other businesses within the Group or external companies
- Any other duties as required by the Senior Estimator/Commercial Manager
- Promote and act in accordance with Group values, systems, policies and procedures
- Ensure compliance with Group IT systems
To be successful in the role, we are looking for:
- Industry related business qualification with a valid CSCS card
- Proven track record in similar role or at the level of at least Estimator
- Must have the ability to manage a team
- Must have a full understanding of current market conditions and rates
- Highly numerate with excellent attention to detail, able to gather, interpret and present data to facilitate preparation of budgets and subsequent valuations
- Methodical, conscientious and organised, works to deliver high standards
- Strong IT skills, working knowledge of computer systems within the commercial environment, i.e. Excel, measurement and land viability software
- Articulate, clear and credible, and able to thrive under pressure in a fast-paced environment
- Wide experience in the discipline within the house building industry
- Strong knowledge of Building Regulations, NHBC and Health and Safety requirements etc.
- Team player, and supportive of colleagues
- Professional and pleasant manner in dealing with internal and external customers
