Overview

Pinnacle Group are looking for a proactive and detail-oriented Assistant Property Manager to support day-to-day operations of a high-end residential development. You will manage and supervise estate-based personnel, ensure the site is safe and well maintained, service charges are collected and leaseholder enquiries are responded to in a timely manner. This is a remote role with required travel across Lambeth, Bcton, Bermondsey and Sydenham.

Responsibilities

  • Daily monitoring of Fixfo and contractor management, instruct contractors for repair & PPM works, and verify contractor works are completed to specification alongside the Property Manager.
  • Register/process insurance claims with insurer/broker (if demised ensure claimant is providing insurance details).
  • Obtain quotes to make good and obtain insurer approval to proceed with works.
  • Provide reports/updates to stakeholders as required.
  • Weekly uploads to ARK, site updates and useful resident information.
  • Daily monitoring and responding to inquiries in the site mailboxes (phone, face-to-face, ARK messages), highlighting anything high level to the Property Manager.
  • Assist the Property Manager with service charge activities, creating and agreeing annual service charge budgets with the client and issuing to leaseholders.
  • Block management activities including quarterly site inspections, resident engagement activities and assisting with health and safety audits.
  • Assist in arranging all service and maintenance visits and discharge any resulting actions.

Qualifications

  • Good communication (written and oral) and inter-personal skills.
  • Results oriented.
  • Attention to detail.
  • Property/block management experience.
  • Ability to travel to other locations as needed.
  • Office 365 especially MS Word, Excel and PowerPoint.
  • Health and Safety legislation (Desirable).
  • Assistant management qualification (e.g. ATPI Desirable).
