Role Purpose / Overview Take lead responsibility for the operation, maintenance, and compliance of all building systems and services across a large residential development. Ensure all facilities and mechanical systems are fully operational, compliant with health and safety standards, and support the core functionality of the site. Support the delivery of a safe, efficient, and well-maintained working and living environment for residents and staff. Carry out both proactive and reactive maintenance to ensure minimal disruption to residents and core operations. Supervise maintenance-related contractors and projects, ensuring high-quality, timely completion of works in accordance with budget and compliance requirements. Provide technical support and advice to site teams and management, contributing to the continuous improvement of building services and infrastructure. Maintain accurate and up-to-date service records, compliance documentation, and maintenance logs in line with legal and operational requirements. Key Responsibilities Maintenance Operations Conduct scheduled and reactive maintenance on mechanical, electrical, and building systems. Monitor, inspect, and maintain HVAC, lighting, plumbing, and life safety systems. Liaise with and supervise specialist contractors ensuring work is completed to required standards and timelines. Carry out regular inspections of buildings and grounds to identify issues, defects, or potential hazards. Maintain and repair fixtures, fittings, and appliances across common areas and residential units. Ensure that all work complies with relevant legislation, health and safety standards, and internal policies. Facilities & Infrastructure Work closely with the Facilities Manager to coordinate long-term building and system upgrades. Assist with space planning and optimisation of services and resources. Help oversee procurement and contract management for maintenance-related services and supplies. Assist in the implementation and operation of energy efficiency and sustainability initiatives. Ensure communication systems and utilities infrastructure are well-maintained and supported. Health & Safety Ensure full compliance with statutory and company safety standards and policies. Carry out risk assessments, fire safety checks, and emergency preparedness procedures. Promptly address and rectify any health and safety concerns or incidents. Keep records of safety inspections, risk assessments, and maintenance certificates. Team Coordination & Supervision Coordinate and lead junior maintenance staff or temporary contractors on-site. Provide mentoring, task supervision, and support for other members of the maintenance team.
