Job Description

Job Title: Asset Manager

Salary: Up to £80,000 per annum + benefits

Location: St Albans (hybrid working)

We are seeking a commercially minded, MRICS-qualified Asset Manager to take responsibility for a large, nationwide portfolio of operational roadside properties, including fuel filling stations, retail units, and associated land holdings. This is a high-impact role where you will be maximising portfolio value through proactive lease management, rent reviews, dispute resolution, and strategic asset initiatives.

Reporting directly to the Head of Assets, you will work closely with colleagues in operations, finance, legal, and property development, as well as external landlords, agents, and contractors. This is a role for someone who thrives in a fast-paced, commercially driven environment and can handle complex property matters from start to finish.

Key Responsibilities

  • Manage a UK-wide portfolio of operational roadside assets and associated retail spaces.
  • Negotiate lease terms, rent reviews, renewals, and resolve disputes with landlords, tenants, and other stakeholders.
  • Build and maintain strong working relationships with internal teams, external advisors, and contractors.
  • Deliver accurate and timely asset performance and valuation reports for senior leadership.
  • Identify and deliver value-adding initiatives, from feasibility to completion.

About You

  • MRICS qualified with proven experience in asset or estate management, ideally within operational or retail property.
  • Skilled negotiator with strong influencing abilities.
  • Excellent written and verbal communication skills.
  • Highly organised with exceptional attention to detail.
  • Comfortable managing a high-volume, multi-site workload with competing priorities.
  • Strong knowledge of property law, lease structures, and estate management.
