Job Description:
Position Summary:
The Project Manager I will serve as a key leader, partnering with the Lead Superintendent and reporting to the Project Executive. This role is responsible for overseeing daily project operations including document control, procurement, communication, cost tracking, reporting, and team leadership throughout the full project lifecycle. The PM I will also manage the Assistant Project Manager to ensure effective execution of project tasks.
Key Responsibilities:
Safety
- Support the Lead Superintendent in promoting a strong safety culture.
- Conduct at least 4 safety inspections per month.
- Address safety topics during weekly project team meetings.
Document Control & Procurement
- Interpret and manage project plans, specifications, and contracts.
- Maintain and track procurement logs and submittals to ensure timely material delivery.
- Ensure all required documentation (subcontracts, insurance, Exhibit Q-1s) is in place prior to subcontractor mobilization.
Communication
- Develop and maintain strong, professional relationships with Owners, Architects, Subcontractors, and internal teams.
- Oversee daily project activities and proactively plan for upcoming needs.
- Manage clear, timely information flow among stakeholders.
- Deliver effective project presentations and updates.
- Collaborate with subcontractors to reduce conflicts and foster ongoing partnerships.
Cost Management
- Lead project buyout by defining scopes, reviewing bids, negotiating terms, and finalizing awards.
- Set up and monitor job cost budgets, field purchases, and labor tracking.
- Maintain overall project profitability and manage cost-to-complete forecasts.
- Lead quarterly cost reviews and monthly financial reporting.
- Oversee requisition processes and ensure vendor payment compliance.
- Manage the full change order process, from evaluation through negotiation and issuance.
Project Execution & Reporting
- Develop the baseline project schedule and contribute to monthly updates.
- Plan ahead to resolve trade or design conflicts.
- Support the implementation of risk and safety programs.
- Coordinate a smooth project turnover process with field staff.
- Address and manage any union-related interruptions as needed.
- Supervise and ensure the quality of work performed by the Assistant Project Manager.
- Mentor junior team members and support professional development.
- Lead by example to ensure alignment with project goals and deadlines.
Qualifications
- Bachelor’s degree in Construction Management, Engineering, Architecture, or a related field.
- Minimum of 5 years of relevant experience in construction management setting.
- Proven ability to manage complex projects, drive team performance, and maintain strong client and subcontractor relationships.
Military experience equivalency may substitute for some requirements.
