Role Overview:
Thirteen Group is on the lookout for a Development and Partnerships Director to lead our strategic development, affordable homes delivery and regeneration strategy. You’ll ensure we deliver brilliant homes that meet current and future customer needs.

This is an exciting time for Development and Partnerships, following the government’s commitment to build 1.5 million homes. You’ll have an influential role in ensuring that Thirteen has a key role in meeting and delivering on that ambition.

We’re looking for a visible leader, so it goes without saying that you’ll be on site at least two to three days a week. You’ll work from our fantastic office space at Hudson Quay in Middlesbrough, as well as getting out and about on development sites and working with partners. Key Responsibilities:

  • Lead our development and regeneration strategy, including land acquisitions and housing-led regeneration.
  • Build and maintain strategic partnerships with key stakeholders, including Homes England, Combined Authorities and the Ministry of Housing, Communities and Local Government. You’ll drive development, maximise social value, meet affordable housing targets and influence the sector regionally and nationally.
  • Work collaboratively in the assessment and delivery of growth opportunities. You’ll develop and manage innovative partnerships, including joint ventures and delivery vehicles, to unlock new opportunities, geographic expansion, new markets and income-generating initiatives.
  • Oversee our development lifecycle, including land-led deals, Section 106 agreements, construction partner frameworks, new build standards, and sales and marketing of shared ownership homes. You’ll ensure compliance with regulatory and legal requirements and that customer care is at the centre of our new homes offer.

About You:

  • Strategic experience within the housing or property development sectors. You’ll have a proven track record of delivering affordable housing, large-scale housing projects and regeneration schemes
  • Relevant degree or a professional qualification, such as in housing, urban planning, construction, real estate, project management, MRICS or RIBA.
  • A brilliant networker, with great stakeholder collaboration and influencing skills to engage with colleagues, external partners, government agencies and customers.
  • Someone who is ambitious and resilient, who won’t shy away from working through issues to advocate for our customers.
  • Comprehensive knowledge of the housing sector, including regulatory frameworks and community engagement strategies. This goes alongside a strong understanding of construction regulations, building safety and compliance.
  • As a fantastic leader, you’ll motivate and empower your teams to drive success and innovation, in an approachable and authentic way.
